Documents normally required
Properties must meet the requirements of the referring local authority and all applicable legal standards. The documents normally requested include:
Energy Performance Certificate (EPC)A valid certificate meeting the minimum legal energy-efficiency standard.- Electrical Installation Condition Report (EICR)A current satisfactory electrical safety report, with any required remedial work completed.
- Gas Safety RecordA valid certificate where gas is supplied to the property.
- Property licenceA selective, additional or HMO licence where the property and local licensing scheme require one.
Additional documents or property checks may be required depending on the property, tenancy type and referring authority.
